Lubbock gets less than twenty inches of rain a year, and yet yards here flood — standing water for days, a backyard that turns to a shallow lake in every real storm. If that sounds like your lot, you’re not imagining it, and it isn’t your fault. Two features of the South Plains combine to make water sit here in a way it simply doesn’t in most of the country: caliche and flat, internally-drained plains. Understanding them is the difference between a drain that works and money buried in the yard.
Under most Lubbock yards, a foot to a few feet down, sits caliche — a layer of calcium carbonate cemented into a hard, rock-like pan. The Handbook of Texas describes the region’s caliche caprock plainly: calcium carbonate carried in solution “seeped into the alluvial deposits and through evaporation formed a hard caprock of impervious material, commonly called caliche,” and that impervious cap “inhibits its percolation to the underground.” In Lubbock County specifically, the Handbook notes a “hardpan of caliche… at from two to three feet from the surface.”
Think about what that means for a rainstorm. Water soaks down through your topsoil, hits the caliche, and stops. It can’t percolate away the way it would through open sandy or loamy ground, so it perches near the surface and pools. The USDA soil survey series that map across the Lubbock area — Acuff, Amarillo, Olton — all carry thick calcium-carbonate (calcic) horizons in their subsoils; the Acuff series’ carbonate horizon runs about 55 percent calcium carbonate by volume. (To be precise: the mapped surface soils are described as moderate to moderately-slow in permeability, not literally impermeable — it’s the cemented caprock/hardpan, documented at the regional scale, that water truly can’t get through. Either way, the practical result at your house is the same: the ground below won’t take the water.)
The Llano Estacado — the Staked Plains that Lubbock sits on — is one of the flattest large landforms on the continent, sloping only about 10 feet per mile toward the southeast. There’s barely any grade to carry water away, and because the caliche caprock “has generally prevented streams from cutting their way through the area,” the plains never developed a natural network of creeks and rivers to drain into. Instead, water drains internally — it collects in local low spots and stays there.
That’s the opposite of a hill-country lot, where gravity does half the work. On a dead-flat Lubbock lot, there is no downhill. Water that can’t soak in and can’t run off simply accumulates, and the lowest few inches of your yard become the destination for everything around it.
Scattered across the plains around Lubbock are thousands of playas — shallow, clay-lined depressions that sit at the low point of their little watershed. The Handbook of Texas documented 922 playas in Lubbock County alone. The Playa Lakes Joint Venture describes them as round depressions “found at the lowest point of a watershed,” with basins “lined with clay soil” that “collect and hold water from rainfall and runoff.” They don’t drain to a river; they hold water until it evaporates or very slowly percolates. The Texas Water Development Board puts average playa infiltration at just 0.04 to 0.8 inches per day — glacially slow.
Why does that matter for your yard? Because the whole landscape is organized around these internal basins. If your lot sits inside or near one of these micro-watersheds, water naturally migrates toward you and lingers — the land itself is funneling runoff to the low ground, and your yard may be part of it. It’s the single most overlooked reason a specific Lubbock property floods while the one a block away stays dry, and almost no one in the trade explains it.
People are surprised that a semi-arid city floods at all. Lubbock’s 1991–2020 annual normal is only 18.33 inches (NWS Lubbock) — but that rain doesn’t arrive gently. Roughly two-thirds of it falls May through September, in hard convective thunderstorms that can drop one to three inches in a single afternoon. A flat lot over caliche can’t absorb or shed that volume fast enough, so it floods in the storm and then sits, because there’s no outlet. Low annual rainfall and real, repeated flooding aren’t a contradiction here — they’re both consequences of the same ground.
Put the three culprits together and the drainage strategy for Lubbock writes itself — and it’s different from what works elsewhere:
That’s exactly how we approach a Lubbock assessment: we read the lot, figure out where the caliche is and where the water wants to go, and design drainage that carries it off — a French drain to a real outlet, surface catch basins and leveling, a sump where the lot is too flat, or the combination your property actually needs. We don’t sell a soak-away pit and hope; over caliche, hope isn’t a plan.
“Caliche” isn’t one uniform slab across the city. Its depth, thickness, and hardness vary from neighborhood to neighborhood and even lot to lot — sometimes it’s a hard pan a foot down, sometimes deeper, sometimes there are several carbonate layers stacked up. That variation is exactly why we don’t design a Lubbock drain from the curb. Before we commit to an approach we want to know what’s actually under your grass: how deep the hardpan sits, whether water is perching on top of it, and whether there’s any layer below that will accept water at all. On the trickiest lots that means augering a test hole or running a simple percolation test — digging a hole and watching whether it actually drains — because the answer decides whether a soak-away solution is even possible (usually it isn’t) or whether everything has to be carried to a positive outlet. It also changes the digging: trenching through hard caliche is slower and more work than trenching through loam, so the depth of the pan affects both how a drain is built and what it costs. A company that quotes your yard sight-unseen is guessing at the one variable that matters most.
One of the most common things we hear is “my neighbor doesn’t have this problem.” On flat, internally-drained plains, that’s not luck — it’s micro-topography. A difference of a few inches in elevation, invisible to the eye, decides which lot sits at the local low point and which sheds toward it. Your yard may sit slightly lower, or closer to a playa or a neighborhood swale, so runoff from a whole block quietly migrates to you and pools. It can also be the reverse: a neighbor regraded, or built up a bed or a driveway that now sends their water your way. Reading those inches — with a level, not a glance — is how we find where the water is really coming from and where it can be sent, and it’s why the fix for your lot may look nothing like what worked three houses down.
Lubbock is unusual in how visibly it’s organized around its playas: the chain of lake parks across the city doubles as a stormwater system, holding runoff that has nowhere else to go. That’s a civic-scale version of exactly what your yard faces. Where a property can legitimately discharge — to a street, an alley, an approved point — is governed by local drainage rules, and part of designing a drain here is making sure its outlet is both effective and allowed. We design discharge to comply with those rules rather than simply pushing your water onto a neighbor, which on flat ground just relocates the problem next door.
Because the ground here is the whole story, a Lubbock assessment starts underground and works up. We walk the property with you and look at where water stands, where the downspouts land, and how the lot sits relative to its neighbors and any nearby low ground. We check — and where needed test — how deep the caliche is and whether anything drains. Then, and only then, do we talk about solutions, because on this ground the solution is dictated by what we find below. If nothing will soak away and there is no downhill, the honest answer is collection plus a pumped or piped outlet, and we’d rather tell you that up front than sell you a pit that fills with water and disappoints you in the first storm.
It’s fair to ask whether a drainage problem is worth fixing or just worth living with, and the honest answer depends on the yard. Standing water that clears in a day is mostly a nuisance. But water that sits for days kills grass and breeds mosquitoes; water that repeatedly ponds against the slab feeds the wet-dry cycle that stresses a foundation; and a chronically soggy low spot can undermine a patio, a shed, or a fence line over time. None of that is a reason to panic or to buy the biggest system on offer — it’s a reason to get an honest read on how bad your specific situation actually is. Sometimes the right call is a modest fix now; sometimes it’s watching it another season. We’ll tell you which, without inflating the problem to sell a job.
