One region, one underlying problem

What ties these towns together is the ground beneath them: a caliche hardpan that blocks water from soaking away, under plains so flat there’s almost no slope to carry it off. From the Lubbock city lots to fast-growing Wolfforth, from Slaton’s older neighborhoods to the playa country around Brownfield and the namesake flatness of Levelland, the core drainage problem is the same — and so is the solution: collect the water and carry it to a real outlet, because the land won’t. What changes from town to town is the local detail: how new the subdivisions are, how close the nearest playa sits, how much runoff arrives off surrounding farmland. We read your specific lot rather than applying a template.

What we look for on a South Plains lot

Wherever the town, a Lubbock-area assessment checks the same handful of things, because they’re what decide the design: how deep the caliche runs and whether anything below it will accept water; how the lot sits relative to its neighbors and the nearest low ground or playa; where the storm and roof water currently go; and, critically, where water is legally and physically able to discharge. On flat ground with an impervious subgrade, that last question — where can the water actually go — is the one that shapes everything else, and it’s why we read each property in person rather than working from an address. The town on the sign changes; the questions don’t.
