A French drain is a gravel-filled trench with a perforated pipe that collects water in the ground and carries it away by gravity. It’s a proven tool — but in Lubbock it has to be built for caliche and flat ground, or it becomes the failed drain we get called to replace.
In open, sandy soil, a French drain can let some water soak away into the surrounding ground. Over Lubbock’s caliche that doesn’t happen — the hardpan won’t accept the water — so the drain has to function purely as a collector and conveyor: gather the water in gravel and pipe, and move all of it to a positive outlet off the lot. If there’s no outlet, a French drain here just fills up and sits, which is why the discharge is the most important design decision on the whole job.

We line the trench with geotextile, set the perforated pipe on a gravel bed with real fall, surround it with washed stone, and fold the fabric over before capping. The fabric isn’t optional in fine soils — it’s what keeps the drain from silting shut in a few seasons.
On a genuinely flat lot, a French drain still needs somewhere to send the water, and if there’s no downhill, we pair it with a sump system. On lots that also collect surface water, we tie in catch basins. Part of the assessment is telling you honestly whether a French drain alone solves your problem or whether it’s one piece of a small system.
Trenching a French drain through hard caliche is slower and more physical than digging loam, and how deep the pan sits directly affects the work. On a lot where the hardpan is shallow, we may be cutting through rock-like material for much of the run — part of why we won’t quote a Lubbock drain without seeing it. It also shapes the design: if the caliche is shallow, there’s no point pretending water will soak below it, so the drain is built purely to collect and carry, and the outlet becomes the whole game.
In the fine, silty soils common here, we line the trench with non-woven geotextile and often add a sock on the pipe itself. That fabric is what keeps fine particles from migrating into the gravel and slowly choking the drain — the silting failure we see constantly on drains built without it. It’s a small material cost that decides whether the drain still works in five years or is packed solid.
This is the question that decides whether a French drain works here, and it is the one most quotes skip. On the South Plains the ground is flat and there is often caliche a foot or two down, so a drain cannot simply hand the water to the soil — it has to carry it somewhere. There are only a few honest destinations: daylight at a lower point on the property, a catch basin and solid line routed to the alley or street where that is allowed, or a sump pit with a pump when nothing on the lot is lower than the wet spot. We work out which one your lot allows before we price anything, and we check what the city permits for a discharge rather than guessing. If a contractor quotes a French drain without telling you where the water leaves, that is the part that will fail.
A dry well is a pit that stores water while it soaks into the ground below. That design assumes the ground will take the water. Over shallow caliche it frequently will not, and the pit fills, stays full, and the drain backs up into the yard it was meant to protect. We will build one where a percolation test says the soil can actually absorb at a usable rate, and we will say so plainly when it cannot. On most Lubbock lots we would rather move the water off the property than store it in a hole and hope.
Lubbock sits in playa country: shallow natural basins collect runoff across the city, and many neighborhoods drain toward one. If your lot is on the low side of a block or backs onto a basin, the water in your yard is not only your water — it is the block’s. That changes the design. A drain sized for your roof and patio will be overrun by a run coming off two properties uphill, so part of the assessment is walking the lot line and the alley to see where the flow actually starts. Sometimes the right fix is an interceptor drain along the property line rather than a drain around the wet spot.
Four failures account for nearly everything we get called out to replace. Silting: fine, dusty soils migrate into the gravel and choke it, which is why the trench gets non-woven fabric and the pipe often gets a sock. No fall: on flat ground a pipe laid level holds water and sediment, so the fall has to be built into the trench rather than borrowed from the yard. A buried or crushed outlet: the discharge end gets covered by turf or driven over, and the whole system backs up. The wrong tool: a French drain aimed at surface water that should have been handled by regrading and catch basins. We would rather tell you the drain is not the fix than sell you one that does not solve the problem.
A typical residential run is a one to two day job: we mark utilities before any digging, cut the trench to a set depth and continuous fall, line it with geotextile, bed and lay perforated pipe, backfill with washed stone, fold the fabric over the top, and finish with soil and turf or decorative rock. Trenching through caliche is slower and is the main reason one lot takes longer than another. You get a written scope before we start that says how long the run is, how deep it sits, where the outlet goes, and what the surface will look like when we leave.
